Collier County sells at a premium, and the numbers show it
We looked at over 300 closed business sales in Collier County recorded over the past decade. The headline is not subtle.
The median Collier business sold at about 2.09× owner earnings (SDE). In neighbouring Lee County over the same period the median was about 1.84×, and in Hillsborough about 1.81×. Collier is the highest of the three, and the gap widens in the categories that define this market:

Compare construction specifically: 2.33× in Collier against 1.83× in Lee. Same trade, same coast, an hour apart. The difference is what the customer will pay and what that does to gross margin—a Naples contractor working waterfront estates and golf communities operates at margins a volume builder cannot match, and buyers pay for margin.
Size still matters more than anything else. Sorted by revenue, Collier medians ran 1.67× under $500,000, 1.90× from $500,000 to $1M, and 2.49× between $1M and $2M, rising again above that. Among sales at $2M of revenue and above, the median business sold for roughly $1.38 million on owner earnings near $590,000.
Among businesses earning $300,000 or more in owner earnings, Collier recorded 2.61× across around 90 recorded sales—the strongest county figure in Southwest Florida at that size.

Healthcare at unusual density
NCH Healthcare System runs a two-hospital, 716-bed network with roughly 7,000 employees and is a member of the Mayo Clinic Care Network. Physicians Regional adds two more hospitals and over 1,200 staff. Arthrex, the global medical device company, is headquartered in Naples. That concentration supports a deep bench of medical services, equipment, staffing, and specialty trades.
Wealth-driven residential services
Collier has more championship golf holes per capita than anywhere in the world and a residential base to match. That produces high-margin home services, pool and spa, landscape, interior, and property management businesses that simply do not exist at this margin elsewhere in Florida.
Luxury hospitality
The Ritz-Carlton properties in Naples and the JW Marriott on Marco Island anchor a hospitality economy that supports specialty suppliers, maintenance contractors, and service businesses on long-standing resort relationships.

Season concentration
Collier revenue concentrates hard between November and April. Buyers here expect that and are not frightened by it—but they will test whether the off-season covers fixed costs, and they will normalise a peak year rather than annualise it. A business that runs profitably at reduced volume through summer is underwritten very differently from one that merely survives it.
The practical step is presenting several years of month-by-month figures rather than annual totals. Seasonality you can demonstrate is a characteristic. Seasonality you cannot is treated as risk.
Whose relationship is it
High-end service businesses in Naples are frequently built on the owner’s personal standing with a few hundred demanding clients. That is exactly the value a buyer cannot be certain of acquiring.
Where those relationships sit with the company—documented accounts, a second point of contact, service delivered by a team the client trusts—the business transfers cleanly. Where they sit with the owner, buyers respond with earnouts, extended transitions, and a lower number up front. This is the single most improvable factor in a Collier County sale, and it takes about a year to fix properly.

Does my season-heavy revenue hurt the valuation?
Not if it is consistent and documented. Collier buyers expect a November-to-April concentration and underwrite it. What costs you money is an off-season that runs at a loss, or seasonality you cannot show cleanly across several years. A business with a predictable seasonal shape is far easier to finance than one with a volatile one.

On the recorded numbers, yes, on average. Collier sales have run at a higher median multiple than neighbouring Lee, and the gap is widest in construction and high-end residential services. That reflects customer spending power and margin, not geography by itself—a thin-margin business does not become valuable by being in Naples.
How long does a sale take here?
Six to ten months from engagement to closing is realistic for a well-prepared business. Naples has one timing quirk worth planning around: buyer activity and seller readiness both concentrate around season, so starting preparation in late spring often means going to market when attention is highest.
